Water Damage at Hotel in Daphne, AL

We recently received a middle of the night call from a popular business in Daphne, Alabama. A fire had broken out in one of the guest rooms, but the situation had quickly escalated in an unexpected way. While the fire was contained to a small area, the hotel’s fire sprinkler system had activated, flooding the room and several adjacent areas with hundreds of gallons of water. The hotel was in immediate need of water restoration services to address the widespread damage caused by the sprinklers.

Given the affected guest room was located on the upper floors, the fire sprinkler system had triggered not only in the room where the fire originated but had also flooded several corridors and adjacent rooms with water. While the fire itself had been quickly contained, the damage caused by the sprinkler system presented a unique challenge. Water damage caused by fire suppression systems is often widespread and complex, requiring expert handling to minimize damage to property, furniture, and the building itself.

The Initial Call: Assessing the Severity of the Situation

When our water restoration team arrived at the hotel, the scene was a stark reminder of how devastating fire sprinklers could be in the aftermath of a fire. The fire itself had caused minimal damage to the guest room, but the sprinkler system had activated across several rooms on the floor, and water had poured into hallways, stairwells, and adjacent guest rooms.

The damage was immediate.

  • Waterlogged rooms: The hotel’s guest rooms on the same floor as the fire were drenched, with water soaking into carpets, drapes, furniture, and drywall.
  • Ceilings and walls: Water had seeped through ceiling tiles, especially in the areas directly beneath the affected rooms, causing staining, warping, and saturation of walls and ceilings. 
  • Hallways and corridors: Hallways adjacent to the fire-affected areas were flooded, and water had spread into several other guest rooms, some of which had already been occupied by guests.
  • Electrical concerns: Water had also infiltrated light fixtures and electrical outlets, creating safety concerns that needed to be addressed immediately.

Our team acted quickly to mitigate the spread of damage which could cause mold growth, structural weakening, and the need for even more extensive repairs.

After our first responders performed an initial assessment, our technicians immediately began water extraction, moisture detection, and drying to prevent further damage. We also needed to begin the rebuild phase soon as possible to restore the hotel’s operations. With the hotel being a key part of the local economy and a popular destination for tourists visiting Daphne and the nearby Gulf Coast, it was important to act with urgency and care.

In any water damage situation, especially one caused by sprinklers following a fire, rapid water removal is the first priority. Drying and Dehumidification: Preventing Mold and Further Damage

Once the standing water was extracted, the next phase was drying and dehumidification. This phase is one of the most critical in any water damage restoration project, particularly when dealing with water from sprinklers. In situations where a sprinkler system is involved, the amount of water can be substantial, which means the drying process must be thorough and meticulous to avoid long-term problems like mold growth, wood rot, and further structural damage.

Our water restoration team used a combination of air movers, dehumidifiers, and moisture detection equipment to thoroughly dry the affected areas:

  • Strategic placement of air movers: Industrial air movers were strategically placed in rooms, hallways, and adjacent spaces to enhance airflow and speed up the drying process. These high-powered fans circulated air to encourage the evaporation of moisture trapped in walls, floors, and ceilings. 
  • Dehumidification: Large commercial dehumidifiers were deployed to pull moisture out of the air and further dry the structure. These dehumidifiers help lower humidity levels and prevent moisture from lingering in the air, which could contribute to mold or mildew growth.
  • Monitoring with moisture meters: SERVPRO used advanced moisture meters and infrared cameras to detect areas that remained wet or hidden pockets of moisture. This allowed the team to target specific problem areas and ensure complete drying.

Drying was a critical part of the restoration process because the hotel needed to maintain partially open and reopen fully as soon as possible to avoid losing business. The Rebuild Phase: Restoring the Hotel to Pre-Loss Condition

2020 may be known to the rest of the world as the start of the COVID-19 pandemic, but in our area, we experienced the unique combination of an unprecedented pandemic and a catastrophic hurricane. The hurricane made landfall in Gulf Shores, AL on September 16, 2020. The very slow moving Hurricane Sally dumped rain and heavy winds on the Gulf Coast as it made its way slowly north. While we are most known for providing services that are the result of damage (such as water, fire, mold, or biohazard). We actually are called upon to provide many services that would be considered non-emergent. These could be cleanings or construction related improvements such as remodeling or renovations. In the commercial realm, we most frequently receive these requests from schools preparing for the return of students or condo associations preparing for the return of owners and guests.

Recently, we were called upon by one of our clients in Daphne to assist in preparing for the start of school. The school requested assistance with cleaning walls and replacing lights and tiles in the elevated ceilings. In order to reach the ceilings and high portions of the walls, our team utilized motorized scissor lifts that would allow them to move more quickly and safely. We completed the project in 2 days.

Priority Response to Gulf Shores Condo

Labor during morning lineup Every morning before the start of the project, our team lines up for a safety meeting. It is also at this time that we go over day's plan.

We recently provided service following a significant water damage at a condominium complex in Gulf Shores, AL. The water damage was caused by an overhead sprinkler system that was generated by a Kitchen fire on the top floor. It took several hours for the sprinkler system to turn off which resulted in significant damage to the entire building.

Mitigation and Repairs

We received the call on the fourth of July which is a very busy weekend in our neck of the woods. Our team immediately responded and arrived while the Fire Department and other Emergency Personnel were still on site. Our team jumped into action: extracting water, staging equipment, and performing other emergency service related tasks. After assessing the damage, the project manager over this project immediately began contacting our vendors to request additional resources required to complete the project in the most timely and efficient manner. This allowed us to complete the project in 7 days so that the reconstruction could begin promptly. We began the reconstruction following the mitigation making it a seamless transition for the condo owners and association management team. Once we were complete, we received a very happy call from the Association Manager. She exclaimed, "This is why we will always choose you. Y'all saved us!"

A Level 1 loss can also be a small portion of a much larger structure.

Level 2

Midsize commercial loss typically involving 15,000 to 60,000 square feet of affected floor space. The building or buildings involved are usually multi-level or greatly divided spaces. If the facility was entirely affected, examples of a Level 2 loss may include but are not limited to, a small multi-family property, a midsize church or school, a small shopping center, a multi-tenant administration facility, or a midsize warehouse or manufacturing facility. A Level 2 loss can also be just a portion of a much larger structure.

Level 3

Large commercial loss typically involving more than 60,000 square feet of affected floor space. The building or buildings involved will likely be large multi-level structures. If the facility was entirely affected, examples of a Level 3 loss can include but are not limited to, a large church, hospital, school, or university; a large multi-family property; a mid- to high-rise retail or administration facility; a large industrial, manufacturing, or warehouse facility; or a large strip-style shopping center or shopping mall. This is the level at which it would be appropriate to refer to the project as a “large loss.” Once our team determines the level of loss, the property is further assessed, and a team of appropriate size is dispatched to get the job done quickly and efficiently. What To Do After a Water Damage

Do:

  • Shut off the source of water if possible or contact a qualified party to stop the water source.
  • Turn off circuit breakers for wet areas of the building, when access to the power distribution panel is safe from electrical shock.
  • Remove as much exess water as possible by mopping and blotting.
  • Wipe excess water from wood furniture after removing lamps and tabletop items.
  • Remove and prop up wet upholstery cushions for even drying.
  • Place aluminum foil or wood blocks between furniture legs and wet carpeting.
  • Remove to a safe, dry place any paintings, art objects, computers, documents and other materials that are valuable or sensitive to moisture.
  • Use wooden clothespins to keep furniture skirting off damp floors.
  • Hang draperies with coated hangers to avoid contact with wet carpeting or floors.
  • Hang furs and leather goods to dry separately at room temperature.

Don't

  • Enter rooms with standing water where electrical shock hazards may exist.
  • Enter affected areas if electrical outlets, switches, circuit breakers or electrical equipment have been exposed to or are submerged in water. Always avoid electrical shock hazards.
  • Leave books, newspapers, magazines or other colored items on wet carpets or floors as this could potentially cause staining.
  • Leave Oriental rugs or any other rugs on the floor on wet wall-to-wall carpets to cause staining.
  • Use your household vacuum cleaner to remove water, possibly causing electrical shock to yourself or damage to the vacuum cleaner.
  • Use TVs or other appliances while standing on wet carpets or floors, and especially not on wet concrete flooring.
  • Turn on ceiling fixtures if the ceiling is wet or enter rooms where ceilings are sagging from retained water.

Water Restoration Facts

  • A sheet of drywall standing upright in 1/2" of water can absorb as much as 6 inches in less than 3 hours.
  • Water is known as a "universal solvent" because it dissolves more substances than any other liquid.
  • Mold typically begins to grow within 24 to 48 hours in an untreated, moist environment.
  • A puddle of water around a water heater indicates a slow leak, or rusted or corroded fittings.  Act quickly as water heaters are under a great deal of water pressure.

Water Contamination Categories in the Restoration Industry

  • Category One-Water from a clean source that poses no risk of sickness or discomfort such as from an overflowing bathtub or from a broken water supply pipe.
  • Category Two-Water that has a significant degree of chemical, biological and/or physical contamination such as water from a dishwasher or washer, or aquarium leak or discharged Category One water that sits untreated for more than 24 hours becomes a Category Two.
  • Category Three- Water coming from a grossly unsanitary source or carrying disease causing agents such as releases from septic systems and flood waters or discharged Category One water that sits for more than 48 hours becomes Category Three, or discharged Category Two water that sits for more than 24 hours becomes Category Three.

The use of chemical agents that act as biocides may be used when there is a need to control or destroy pathogenic microorganisms during a restoration project.  The EPA defines three levels of biocidal activity:

  • Sanitizers which are designed to reduce the number of microorganisms
  • Disinfectants which are designed to destroy or inhibit the growth, but not necessarily  the spores.
  • Sterilizers which are designed to destroy all microorganisms and their spores, such as mold, bacteria, viruses, etc.

Concern about indoor exposure to mold has been increasing as the public becomes aware that exposure to mold can cause a variety of health effects and symptoms. Here is some information for the remediation/cleanup of mold and moisture problems in schools and commercial buildings.

 Did You Know?

Molds can be found almost anywhere; they can grow on virtually any organic substance, as long as moisture and oxygen are present. There are molds that can grow on wood, paper, carpet, foods, and insulation. When excessive moisture accumulates in buildings or on building materials, mold growth will often occur, particularly if the moisture problem remains undiscovered or unaddressed. It is impossible to eliminate all mold and mold spores in the indoor environment. However, mold growth can be controlled indoors by controlling moisture indoors.

Molds reproduce by making spores that usually cannot be seen without magnification. Mold spores waft through the indoor and outdoor air continually. When mold spores land on a damp spot indoors, they may begin growing and digesting whatever they are growing on in order to survive. Molds gradually destroy the things they grow on, and can cause health effects.

Mold in Commercial Buildings

Since mold requires water to grow, it is important to prevent moisture problems in buildings. Moisture problems can have many causes, including uncontrolled humidity. Some moisture problems in buildings have been linked to changes in building construction practices during the 1970s, 80s and 90s. Some of these changes have resulted in buildings that are tightly sealed, but may lack adequate ventilation, potentially leading to moisture buildup. Building materials, such as drywall, may not allow moisture to escape easily. Moisture problems may include:

  • Roof leaks
  • Landscaping or gutters that direct water into or under the building
  • Unvented combustion appliances
  • Delayed maintenance or insufficient maintenance are also associated with moisture problems in schools and large buildings

When mold growth occurs in buildings, adverse health problems may be reported by some building occupants. Remediators should avoid exposing themselves and others to mold-laden dusts as they conduct their cleanup activities. This project began December 26th, 2017. This was a commercial mold loss which began from a leaking roof earlier this year.

Sprinkler systems can be a common source of water damage in commercial facilities. While their benefits far outweigh their cons, both properly and improperly working sprinkler systems can contribute to a flooded facility. In this case, a fire in an adjacent building caused the sprinkler system in this building to go off over the weekend. Prepare an Emergency Supply Kit – You should plan for 3 days of supplies, so you'll need water – a gallon per person per day – and non-perishable foods. Then add basic tools (wrench, pliers, can opener, matches), fire extinguisher, flashlight and radio with extra batteries, a first aid kit, extra clothing and hygiene items, garbage bags and duct tape, copies of important documents (insurance policies, ID, bank accounts), cash and local maps. 

Establish a Family Emergency Plan – Designate an out-of-town contact as your family's centralized, emergency communications facilitator in case your family is not together when a disaster strikes. Add that person's number to your emergency contacts on each family member’s cell phone. If you can't reach that individual with a call from a cell phone, try texting. 

Stay Informed – Learn about your community's emergency procedures and participate in activities planned during National Preparedness Month. You can also request checklists and other disaster preparedness tools from SERVPRO or at ready.gov.
