This water damage was caused by wind-driven rain. Wind-driven rain can occur when wind causes water to enter openings such as doors or windows. We see this on the Gulf Coast frequently, especially with homes or condos closest to the beach or bay areas such as Mobile Bay or Weeks Bay. Most of the time wind-driven rain occurs during tropical storms or hurricanes, but some times, it can occur with thunderstorms; however, this is generally only if there are pre-existing issues such as problems with the seal.
In this case, a slow-moving category 2 hurricane poured rain into this condo unit. Prior to beginning any demo related services, we assessed the salvageability of the damaged materials, developed the scope and drying plan, and then proceeded with mitigation. While this sounds like a long process, each team member moved through these tasks efficiently and quickly.
